Ghaziabad is Delhi-NCR’s one of the most popular real estate markets. There has been its own waxes and wanes related to flats in Ghaziabad. The market is yet to become more lucrative for potential buyers and real estate developers. Here are some of the factors that indicate the ambitious developments in Ghaziabad:-
Metro connectivity
This is one major factor that buyers and developers check before developing or buying properties. Metro connectivity has given the people of Delhi-NCR the best commute by far according to prices, locations and comfort. The metro link between Noida sector 62 and Indirapuram is in its full proposal for construction and soon will start to function.
Expansion of city limits
A lot of 2-3 BHK apartments in Ghaziabad are being constructed in the outskirts of the city, giving a benefit to people to buy flats in remote and quiet areas, along with the governance of the same city. A proposal has been placed to expand the limits of the city, thanks to the administration. The areas namely Mohan Pur, Mohiuddinpur, Ator Nangla, Bhowapur and Morti are in the outskirts and remote sides of the city but will soon become a part of it.
Elevated road
The road from NH24 in Ghaziabad to Raj Nagar Extension has been elevated. The work started in November 2014 and aims to connect the UP Gate to Raj Nagar Extension. It is a six lane Hindon road which is elevated and will reduce travel time from 45 minutes to just 10 minutes. The target deadline for the project is April 2017.
Rapid Rail Transit System
The RRTS has been built to connect Delhi and Meerut. It originates from Sarai Kale Khan and is planned to pass through Ghaziabad and stop in Meerut. For the first trial, three corridors have been chosen namely Delhi-Meerut, Delhi-Panipat and Delhi-Alwar. After the success of these three corridors, 16 more areas across the entire Delhi-NCR will be seeing this transit system. Due to this plan, a 90km distance which usually take two or three hours of travel will be covered in just about 50 minutes.
Other factors
The Smart Cities Plan has gained speed seeing the potential population for residential properties in Ghaziabad. The areas that are being concentrated and worked upon right now include Kaushambi, Vaishali and Maharajpur. The plan includes greenery, control rooms, e bikes and metro connectivity.
There have been a lot of complaints about people living in the flats of Ghaziabad about blocked drainage and sewer lines. The corporation has addressed the issue and has set aside about Rs. 130 crore for the same.
The UP government has started their dial 100 services in about 60 designated areas of Ghaziabad. Around 3000 jeeps and 1600 biked have been linked to the control rooms to track complaints through GPS system.
The corporation of Ghaziabad is planning on increasing the annual rental values of properties by five percent.
